Appraiser AND Realtor

 

Hi I’m Brent Roggeman, Owner of Elite Appraisal Group. For those of you that know me as an appraiser, do you know I am a Realtor, as well? And for those of you that know me as a Realtor, did you know that I am a Certified Residential Appraiser?

So what does this mean for you when listing your home or house hunting? It means that  when you work with me, you’re getting years of experience, marketing knowledge and essentially you are  getting two for the price of one. 

Whether I am representing the seller or the buyer, I approach every transaction from an appraiser’s viewpoint. As you know, a house can be listed at any asking price and an offer can be any arbitrary number, but at the end of the day, if the property doesn’t appraise, there is a lot that can be lost. 

Most realtors utilize CMA (competitive market analysis) when determining a list price. While CMA’s can be beneficial in their own right they are dependent upon proper data being input and analyzed in the correct way. CMA’s become less reliable when complexity enters the chat like a basement, acreage, garage apartment, uniqueness, etc.  All too often I have been provided with CMA’s that don’t align with the property for sale making them essentially useless. As an appraiser, I know what an appraiser will look at and look for and I speak the language. I understand how to determine a true comparable (comp) and the market nuances between the comps and your property.  While shooting for the stars when determining a list price is the goal, you stand a better chance of not missing if you know with certainty that your price can be supported.

Estate Planning/Divorce/Valuation: Settling an estate usually requires an estate appraisal to establish fair market value for the residential property involved. Home Measurement: All too often the square footage reported on tax records or previous listings differs from what actually exists. Our service is designed to provide clients with an accurate and affordable solution for determination of a home’s GLA (gross living area). This basic service can be instrumental in assisting homeowners or realtors with the listing of their homes. Having the correct GLA in your listing can save you time and money and help expedite the sale of your 

property
